This role combines strategic planning, creative direction, and performance analysis to connect prospective buyers with the right communities.

As a key partner to the Division leadership team, you’ll oversee marketing communications, guide the marketing team, and manage investment across brands and communities. We’re looking for a collaborative leader who can translate business goals into effective campaigns, explain what the results mean, and adjust quickly as priorities change.

WHAT YOU’LL DO:

· Lead the Division’s marketing planning and execution, aligning strategy with qualified lead targets and net sales goals.

· Develop integrated marketing communications plans that establish community priorities, advertising needs, messaging, and promotional offers.

· Guide the use of paid, owned, and earned media to deliver consistent, effective messaging across channels.

· Partner with Division and Area leadership to review marketing strategy, campaign results, and recommended actions.

· Analyze marketing performance, lead conversion, cancellation rates, and return on investment to refine campaigns and improve results.

· Establish lead goals by brand and community, monitor progress, and adjust tactics to support the Division’s sales plan.

· Produce weekly and monthly KPI reports for Division, Area, and Home Office leadership, translating data into clear recommendations.

· Develop the annual marketing and media budget in partnership with corporate media planning resources and Division and Area leadership.

· Manage marketing spending throughout the year, providing formal quarterly updates on actual and projected investment by brand and community.

· Coordinate marketing activities for new community launches, helping teams meet critical milestones and target opening dates.

· Serve as the primary point of contact for Pulte Interior Design.

· Partner with Corporate Communications on local public relations needs.

· Monitor competitors, local market activity, and buyer trends to identify opportunities and inform marketing decisions.

· Present plans and results to leadership, responding confidently to questions and explaining the reasoning behind recommendations.

· Lead, coach, and develop marketing team members through clear expectations, ongoing feedback, and meaningful growth opportunities.

· Assess staffing needs, support recruiting and selection, delegate effectively, and manage performance evaluations and compensation recommendations.

WHAT YOU’LL NEED:

· Experience developing and executing marketing communications strategies tied to measurable business results.

· Demonstrated leadership experience, including managing, coaching, and developing direct reports.

· A strong understanding of paid, owned, and earned media and how to coordinate messaging across channels.

· The ability to connect marketing activity to lead generation, conversion, and sales performance.

· Strong analytical skills, with experience interpreting KPIs, evaluating ROI, and recommending practical improvements.

· Experience developing budgets, managing spending, and forecasting marketing investment.

· Excellent written, verbal, and presentation skills, including the ability to communicate effectively with senior leadership.

· Strong project management skills and the ability to coordinate multiple campaigns, community launches, and deadlines.

· A collaborative approach to working with sales, leadership, corporate partners, and other internal teams.

· Sound judgment, initiative, and the flexibility to adapt to changing timelines and priorities.

· Experience in homebuilding, residential real estate, or another business with a lead-driven sales process is helpful.

WHAT YOU’LL GET:

· An opportunity to shape the Division’s marketing strategy and directly influence business results.

· A visible leadership role with close collaboration across Division, Area, and corporate teams.

· The ability to build and develop a marketing team while guiding campaigns from strategy through execution.

· A role that combines creative thinking, data-driven decisions, and meaningful ownership of marketing performance.
