Job Description
Job Description
Job Overview
Atlas GC’s Outdoor Living business unit designs and builds outdoor living spaces such as pools, screened porches, patios, decks, pergolas, outdoor kitchens, and more. We’re looking for an Outdoor Living Sales manager to help us grow. You’ll meet homeowners, help them picture what their backyard could be, and turn that into a signed project. Then you’ll stay involved through completion so every job finishes on time, on budget, and with a homeowner who’s proud to show it off. The role covers the full customer journey: lead follow-up, in-home consultations, design and proposals, contracts, schedule coordination, site visits, and closeout.
Key Responsibilities
Lead Generation and Follow-Up
- Respond quickly to inbound leads from the website, referrals, reviews, social media, and marketing campaigns.
- Generate new business through referrals, past-client outreach, home and garden shows, neighborhood marketing, and builder or realtor partnerships.
- Qualify leads by project type, budget, and timeline before scheduling consultations.
In-Home Consultations and Proposals
- Meet homeowners on site to understand how they want to use their outdoor space, whether that’s entertaining, relaxing, cooking, or family time.
- Assess the property, including layout, slope and grading, drainage, access for equipment, sun exposure, and existing structures.
- Present design options and materials, such as pavers, stone, concrete, composite decking, screening, roofing, pool finishes, lighting, and fire features.
- Work with designers or estimators to put together concept layouts and accurate pricing.
- Deliver clear proposals with scope, pricing, and timelines promptly.
Closing the Sale
- Walk homeowners through proposals and address questions about price, timeline, permits, and disruption to their yard.
- Present financing options when available.
- Upsell and bundle where it makes sense, for example a patio with a fire pit, lighting, or an outdoor kitchen.
- Negotiate scope and pricing that work for the homeowner and protect company margins.
- Get signed contracts and deposits, then hand off smoothly to the production team.
- Follow up consistently and return homeowner calls and messages quickly.
Project Coordination and Site Oversight
- Coordinate schedules with crews, subcontractors (excavation, pool, electrical, plumbing), and suppliers.
- Help line up permits, HOA approvals, utility markings, and inspections.
- Plan around weather and seasonal timing to keep projects on track.
- Visit job sites regularly to check progress, quality, safety, and site cleanliness.
- Serve as the homeowner’s main point of contact during the project and resolve concerns quickly.
- Manage change orders clearly and in writing.
- Run closeout, including punch lists, final walkthroughs, homeowner sign-off, and care and maintenance guidance. Ask happy clients for reviews, referrals, and project photos.
Pipeline Management and Reporting
- Keep accurate CRM records of leads, appointments, proposals, and closed jobs.
- Report regularly on close rate, average job size, pipeline, and project status.
Sales Targets
- Meet or beat monthly, quarterly, and seasonal sales goals.
- Build a strong pipeline in the off-season to set up a busy build season.
- Share homeowner feedback and market trends with management to improve our offerings.
Qualifications
- 2+ years of sales experience (required). Outdoor living, pool, deck, hardscape, landscape, or home improvement sales strongly preferred.
- Working knowledge of outdoor construction, such as hardscaping, decks, porches, pergolas, pools, drainage, and outdoor electrical and lighting.
- Able to read site plans and help homeowners visualize designs. Experience with design software (e.g., SketchUp, Pro Landscape, Structure Studios) is a plus.
- Comfortable meeting homeowners and good at building trust quickly.
- Strong communication, listening, and closing skills.
- Organized and able to manage multiple appointments and active projects at once.
- Comfortable with CRM software, estimating tools, and digital proposals.
- Available for some evening and weekend appointments, especially during peak season.
- Valid driver’s license and reliable transportation.
- Associate’s or bachelor’s degree preferred, or equivalent experience.
